What does POTL mean on a Markham townhouse listing?
POTL stands for Parcel of Tied Land. You own the home and lot freehold, but it is tied to shared common elements, such as a private road, that are managed by a condo corporation for a monthly fee.
Are freehold townhouses worth more than condo townhouses?
Often, because there is no monthly fee and fewer rules. But value depends on size, location and condition, so compare recent sales of the same type.
Do I need a status certificate for a POTL townhouse?
Usually yes. Because a POTL is tied to a condo corporation, a status certificate shows the fee, reserve fund health and any issues. Your lawyer should review it before your offer is firm.
