Sellers returned after a quiet summer: new listings rose to 729 from 584, and active listings reached 1,122. Homes still sold for about 98% of list price, and trend inventory held at 4.1 months. Across the GTA, the average price was $1,006,409, down 5.1% from a year earlier.

August vs. September 2026: What Changed
Here is how September compares with the figures in our August 2026 Markham market update, both based on TRREB Market Watch data:

August was a tight month. New listings fell 17% from July, and with fewer homes to choose from, the average price rose 6.8%. In September, sellers came back. New listings jumped almost 25%, giving buyers more choice, and the average price eased back toward July’s level.
On a monthly basis, only about 34% of new listings sold in September (245 of 729), compared with about 48% in August. That gap is the clearest sign that supply grew faster than demand this month. The trend figures, which smooth out monthly swings, barely moved, so the overall balance of the market is similar to August.
Part of the drop in the average price also reflects the mix of homes sold. Detached homes made up about 46% of September sales, and a smaller share of higher-priced homes pulls the average down even when values on a given street have not changed much.

Across the GTA, sales held steady from August while new listings rose with the start of the fall market. Supply is still about 14% below 2025, which matters if buyers return in larger numbers.

In September 2026, TRREB showed Markham homes averaging 34 listing days but 50 property days on market. When a home has been relisted, the longer number tells buyers how much room there may be to negotiate, and tells sellers how buyers will see their listing.

Source: TRREB September 2026 Market Watch. Small groups, such as 18 semi-detached sales, can swing a lot from month to month depending on which homes sold, so read those averages with care. Detached homes, with the most sales, give the steadier signal.
What It Means for Sellers
- More competition. With 729 new listings in September, buyers have more homes to compare than they did in August.
- Price from recent sales. Homes are selling at about 98% of list, so buyers expect a price grounded in what has actually sold nearby.
- Prepare and present well. Condition and presentation help a home stand out when choice increases.
- Plan for time. Property days on market of 50 means patience, and a plan for the first two weeks, when interest is highest.

What It Means for Buyers
- More choice this fall. Active listings rose to 1,122, the most in recent months.
- Room to negotiate. A trend sales-to-new-listings ratio of 40.5% leans toward buyers, so conditions on financing and inspection are easier to include.
- Watch supply. GTA new listings are still well below 2025, and the window of choice may narrow if more buyers return.
Get your pre-approval in place and compare sales on the specific streets you like. A fair, well-supported offer usually works better than a very low one.
Why Your Neighbourhood Matters More Than the Average
City-wide numbers blend very different markets. A detached home on a large lot in Unionville, a townhouse in Cornell and a condo in Markham Centre each compete with a different set of listings and attract different buyers. In a month like September, one well-priced street can still see quick sales while another sits. Before you set a price or make an offer, look at the last 90 days of sales for homes like yours, on streets like yours. That is the number buyers and appraisers will use.
What to Watch in October
- Bank of Canada, October 28, 2026. The policy rate has been 2.25% since late 2025. The Bank said in September that upside risks to inflation had increased.
- Municipal elections, October 26, 2026. TRREB has highlighted housing policy, including land transfer taxes, as a key election issue across the GTA.
- Pent-up demand. TRREB’s Chief Information Officer, Jason Mercer, said: “We know there is substantial pent-up demand in the GTA, with many households fully intending on purchasing a home in the months ahead.”
- Seasonal slowdown. Late fall usually brings fewer listings and fewer buyers, which can favour well-priced homes that stand out.
