September was the month sellers came back. October was the month buyers responded. Sales rose 6.1% while new listings fell 16.2%, so the market absorbed more of what was available. Active listings dropped to 1,069 after rising in September.
On a monthly basis, about 43% of new listings sold in October (260 of 611), up from about 34% in September (245 of 729). Homes also sold faster, with listing days on market down to 30 and property days on market down to 45.
Prices were steady. The average slipped 0.7% and the median moved by just $1,000. Detached homes made up about 43% of sales, close to September’s share, so the steady average reflects steady values rather than a shift in the mix of homes sold.
The trend figures, which smooth out monthly swings, barely moved. Markham remains a balanced market, sitting right at the line where buyers still have some room to negotiate. Compared with a year ago, values are still lower: Markham’s MLS® HPI composite benchmark was $1,037,300 in October, down 6.9% from October 2025, a steeper decline than the GTA’s 4.3%.

TRREB noted that on a seasonally adjusted basis, both sales and new listings rose from September, and the average price and benchmark price edged up. Active listings across the GTA stood at 25,098, about 10% fewer than a year ago.
Neeraj Moolchandani on the Benchmark Price
Neeraj Moolchandani, REALTOR® at Kaizen Real Estate, looks beyond the average price before advising a client. The average moves with whichever homes happen to sell that month. The MLS® Home Price Index benchmark tracks the value of a typical home with the same features from month to month, so it gives a cleaner read on values.
In October 2026, Markham’s composite benchmark was $1,037,300, down 6.9% from a year earlier. The typical detached home’s benchmark was $1,419,900, down 6.3%. For sellers, that is the year-over-year context buyers will have in mind. For buyers, it shows how much values have adjusted since last fall.

Source: TRREB September and October 2026 Market Watch. Markham also recorded 7 link home sales in October. Small groups, such as 17 condo townhouse or 20 semi-detached sales, can swing a lot from month to month depending on which homes sold, so read those averages with care. Detached homes, with the most sales, give the steadier signal, and they held almost exactly where they were in September. Freehold townhouse sales also picked up, rising to 46 from 30.
What It Means for Sellers
- Less competition. New listings fell to 611 from 729, so a well-prepared home has fewer direct competitors than it did a month ago.
- Buyers are moving. Sales rose and property days on market dropped to 45, a sign that serious buyers are acting on homes that fit.
- Price from recent sales. Homes are selling at about 98% of list, so buyers still expect a price grounded in what has actually sold nearby.
- Plan for winter. Late fall and winter bring fewer listings and fewer buyers. The buyers who shop now tend to be motivated, which rewards homes that are priced and presented well from day one.

Thinking About Selling Before the New Year?
The Kaizen Real Estate Team reviews recent sales on your street and builds a pricing plan around today’s market.
What It Means for Buyers
- Still good choice. There were 1,069 active listings at the end of October, so buyers can still compare options.
- Room to negotiate. A trend sales-to-new-listings ratio of 40.6% sits right at the edge of balanced territory, so conditions on financing and inspection remain easier to include.
- Borrowing costs rose. The Bank of Canada raised its policy rate to 2.50% on October 28. Check that your pre-approval still matches your budget, and ask your lender about a rate hold.
- Watch supply. New listings fell 16% in October. If that continues into winter, the choice available today may narrow.
Compare sales on the specific streets you like, and keep your financing current. A fair, well-supported offer usually works better than a very low one.
Why Your Neighbourhood Matters More Than the Average
City-wide numbers blend very different markets. A detached home on a large lot in Unionville, a townhouse in Cornell and a condo in Markham Centre each compete with a different set of listings and attract different buyers. In a month like October, when townhouses picked up and condo townhouses softened, one street can feel busy while another sits. Before you set a price or make an offer, look at the last 90 days of sales for homes like yours, on streets like yours. That is the number buyers and appraisers will use.
What to Watch in November and December
- Bank of Canada, December 9, 2026. The Bank raised its policy rate to 2.50% from 2.25% on October 28, its first increase since July 2023, and left the door open to further moves.
- Trade and inflation. TRREB President Daniel Steinfeld said a Canada-U.S. trade deal could give GTA residents a clearer picture of the economic outlook and help bring buyers back into 2027.
- Negotiating power. TRREB’s Chief Information Officer, Jason Mercer, said GTA buyers “continued to benefit from substantial negotiating power on price” over the past year.
- Housing policy after the election. Municipal elections took place on October 26. TRREB CEO John DiMichele pointed to HST rebates and development charge reductions as policies that should help bring more housing supply over the medium term.
- Seasonal slowdown. The holiday season usually brings fewer listings and fewer buyers, which can favour well-priced homes that stand out.
Ultimately, the decision is yours. Our goal is to make sure you have all the information.
