The reverse is also true. An evening shift ending after midnight makes road conditions irrelevant and makes something else matter instead: whether the route home feels comfortable at that hour, and whether parking at home is straightforward.

The Four Hospitals and the Neighbourhoods Around Them

Markham Stouffville Hospital, 381 Church Street

The city's own hospital, on the east side. The neighbourhoods with the most direct access are Cornell, which was planned around it, along with Greensborough, Wismer Commons, Box Grove and Markham Village.

Cornell is the closest and was built with the hospital as an anchor. That has two consequences worth naming. Access is excellent, and a meaningful share of the neighbourhood's buyers work at the hospital, which supports demand there in a way that is fairly stable.

Worth knowing: Markham Stouffville and Uxbridge Hospital operate as part of the same organization, and Uxbridge runs a full 24/7 emergency department. Staff who work across both sites should evaluate the Uxbridge drive as well, not just the Markham one.

Mackenzie Health, Richmond Hill

Closest from the west side of Markham. Thornhill, Bayview Glen, Grandview, Royal Orchard and the Bayview corridor are the practical catchment.

The caution here is the Yonge Street corridor. The Yonge North Subway Extension is under construction, and construction on that corridor affects driving conditions along it. Anyone buying on the west side with a Richmond Hill commute should drive the route at their own shift times before committing.

Scarborough Health Network

Closest from south Markham, Milliken, Middlefield and the Steeles corridor.

South Markham generally offers more accessible price points than the northeast, which makes it worth a serious look for healthcare workers buying their first home. The trade-off is that the commute crosses the Steeles boundary, and Steeles is not a fast road at peak.

North York General Hospital

Closest from Thornhill, German Mills and the Leslie and Bayview corridors in the southwest of the city.

This is the option where a Markham address can genuinely beat a Toronto one on both price and drive time, depending on the specific pocket.

  • A bedroom that can be made properly dark and quiet. For anyone sleeping during daylight hours after a night shift, this is not a preference. It is the difference between rest and no rest. A primary bedroom facing a busy road is a real problem.
  • Separation between the sleeping area and the living area. A household where one person sleeps while others are awake benefits enormously from a layout that puts distance between the two.
  • Driveway parking that does not require shuffling cars. Coming home at 1am and needing to move two vehicles is a small thing that becomes a large thing over years.
  • A straightforward entry. Lighting, visibility and a short walk from the car matter more when arriving after midnight.
